for Casa Musa Ostuni Villa
1. Rates and Pricing
Our rates are seasonal and may vary depending on the time of year. The final price, reflecting the current rates, will be calculated and displayed during the checkout process before confirming the reservation.
2. Minimum Stay Requirement
A minimum stay of 3 nights or more per booking is required based on information in the calendar.
3. Payment Terms
- Deposit: 50% of the total rental amount is due at the time of reservation to secure the booking.
- Final Payment: The remaining balance must be paid no later than 14 days before arrival.
4. Security Deposit
A refundable security deposit of €700 is required upon arrival. This must be paid in cash. The deposit will be refunded in full after checkout, following an inspection of the property to ensure there are no damages or additional charges.
5. Local Taxes
Local tourist tax of €2 per person, per night is required by Italian law. This tax must be paid in cash upon arrival and is not included in the booking price.
6. Cancellation Policy
- All prepayments are non-refundable.
- If the remaining balance is not paid on time, the booking may be canceled, and any prepaid amounts will not be refunded.
7. Check-in & Check-out
- Check-in time: 3:00 PM
- Check-out time: 10:00 AM
- Early check-in or late check-out may be available upon request and subject to availability.
8. Guest Responsibilities
- Guests are expected to respect the property and its surroundings.
- Any damages or missing items caused during the stay must be reported and may be deducted from the security deposit.
- Noise levels should be kept at a respectful level, especially during quiet hours from 10:00 PM - 8:00 AM.
9. House Rules
- Smoking is not allowed inside the villa.
- Pets are allowed upon agreement.
- Parties or events are not allowed without prior approval.
10. Legal Compliance and Governing Law
This rental agreement is governed by Italian law, in particular:
- Articles 1571–1614 of the Italian Civil Code covering lease agreements.
- Decree-Law No. 50/2017, which regulates short-term tourist rentals.
- Any applicable regional or municipal regulations on short-term rentals, including tourist tax obligations.
11. Data Protection

12. Dispute Resolution & Jurisdiction
- Any disputes arising from this agreement shall be governed by Italian law.
- The courts of Bari, Italy shall have exclusive jurisdiction over disputes related to the rental stay.
- Matters concerning the owner’s taxation obligations shall be subject to Italian law where applicable.
